Current Construction Material Rates in Pakistan (18th May 2026)

Current Construction Material Rates in Pakistan (17th May 2026)

The construction industry in Pakistan continues to experience steady price fluctuations in 2026, mainly driven by fuel costs, inflation, import dependency, and rising demand in housing projects across cities like Islamabad, Lahore, Karachi, Sialkot, and Rawalpindi. For anyone planning a house, villa, or commercial project, understanding the latest material rates is essential for accurate budgeting and avoiding cost overruns.

Below is a realistic and updated market-based overview of construction material rates in Pakistan as of May 2026, based on current contractor trends and market averages.

1. Cement Prices in Pakistan (May 2026)

Cement remains the backbone of all RCC and masonry work. Prices are relatively stable but still sensitive to fuel and energy costs.

  • Average Cement Price: PKR 1,350 – 1,550 per 50kg bag
  • Popular brands:
    • Bestway Cement: ~PKR 1,420 – 1,500
    • DG Khan Cement: ~PKR 1,400 – 1,480
    • Lucky Cement: ~PKR 1,430 – 1,520

Cement demand is strong in 2026 due to continuous residential construction growth in urban areas.

2. Steel (Sarya / Rebar) Rates in Pakistan

Steel is the most critical and most expensive material in grey structure work. Any fluctuation directly impacts total construction cost.

  • Grade 60 Steel Rate: PKR 255 – 275 per kg
  • Per Ton Rate: PKR 255,000 – 275,000
  • Common brands: Amreli Steel, Mughal Steel, Ittehad Steel

Steel prices remain volatile due to global scrap rates and fuel transport costs.

Crush Price

3. Brick Rates in Pakistan (Awwal Quality)

Brick prices depend on kiln quality, season, and transportation.

  • Awwal Bricks: PKR 14,000 – 18,000 per 1000 bricks
  • B Grade Bricks: PKR 11,000 – 14,000 per 1000
  • Khangar (Low Quality): PKR 8,000 – 11,000 per 1000

In high-demand regions like Punjab and Islamabad, brick prices remain slightly higher due to transport cost increases.

4. Sand (Rait) Rates in Pakistan

Sand is essential for plaster, concrete, and masonry works.

  • Ravi Sand: PKR 60 – 90 per CFT
  • Chenab Sand: PKR 80 – 120 per CFT
  • Lawrencepur Sand (Premium): PKR 100 – 130 per CFT

River sand quality strongly affects plaster finish and RCC strength.

5. Crush (Bajri) & Aggregate Rates

  • Crush / Bajri: PKR 120 – 160 per CFT
  • Gravel: PKR 110 – 150 per CFT

Used in RCC slabs, foundations, and column concrete mixes.

TR Garder Rate

6. Other Construction Materials

  • Binding Wire: PKR 350 – 500 per kg
  • Cement Blocks: PKR 140 – 220 per block
  • Steel Spacers: PKR 5 – 15 per piece
  • Stone (Local): PKR 6,000 – 7,500 per trolley

Overall Grey Structure Cost Trend (2026 Insight)

  • Construction cost increase trend: 10% – 15% annually
  • Grey structure consumes: 60% – 70% of total house cost
  • Steel + cement contribute most to budget variation

Builders are now preferring phased purchasing (especially steel and cement) to reduce price risk.

Key Market Insight (2026 Pakistan)

  • Prices are stable but high
  • No major downward trend expected due to inflation
  • Demand remains strong in housing societies and urban expansion areas
  • Transportation cost is a major hidden factor in final material rates

Final Thoughts

If you are planning construction in Pakistan in 2026, the most important strategy is:

  • Lock steel and cement early in phases
  • Always compare local supplier rates
  • Maintain a 10–15% contingency budget
  • Focus on material quality instead of cheapest rates
